Matt will meet you out on site for a free consultation following a discussion of your design brief, budget, site constraints and opportunities. This allows Matt to prepare a tailored quote to suit your specific project requirements.
Matt will provide a breakdown, of specific council and building requirements that must be met, and how to respond to them. A site analysis diagram will start to communicate key opportunities and constraints, like views, orientation, easements and neighbouring properties.

Your project can now start to take shape, since we have established your project parameters. The concepts drawings will now respond to your refined design brief, budget, site opportunities and constraints.
Concept drawings will assist in exploring various ideas and start to present a design direction. For example, different building forms can take advantage of scenic outlooks while addressing privacy concerns, but, which form you choose may come down to personal taste and budget. Be open-minded and explore various ideas, as unforeseen opportunities can arise, and guide the project down a different path.
Floor plans and 3D models will effectively communicate how the building may address site context and critical project parameters.
The concept drawings are now communicating the ideal design direction to take. A design meeting will make this journey clearer, by outlining key deliverables moving forward, and going over the finer details like the exterior, finishes and budget.
This stage will be a joint collaboration, where we will share thoughts and refine the design together, layering on the next level of information, to shape the building in more detail.
This stage will expand on the floor plans and 3D renders, while adding additional plans, like elevational and sectional views.
Construction documentation can now commence, following the design sign off. These drawings will effectively communicate and incorporate information from builders, structural engineers, building certifiers, and various consultants, required for the project.
Matt will spend a considerable amount of time on this stage, as it is very involved and sometimes complex. The documentation will reflect the smaller details, without losing the overall vision of the project. Matt leverages his practical understanding for construction, to draw the project as it would be built. This use of technique takes out any guesswork, to make the build process, that much smoother and quicker.
DWG drawing formats will be provided for your structural engineer. A PDF drawing set will be provided for all consultants. It is very important a building certifier review the final drawing set, prior to construction, to ensure all building requirements are met.
TOWN PLANNING DEVELOPMENT APPLICATION
A town planner may be required for your development, to assist in certain circumstances. This may involve subdividing an existing block, a material change of use, modifying a pre 1946 Queenslander home, or much more.
Matt will walk you through a Property Report provided by Council and assist you within his ability. A town planner may need to be engaged if a DA application is required. A pre 1946 Queenslander home, in a Traditional Building Character overlay, is a good example where a DA application may be required.
If a Development Application is required, Matt can recommend town planning consultants for quoting. A good town planner is critical to the success of the project, and they make it easier for you by lodging the application on your behalf.
OBTAINING BUILDING APPROVAL
